RE: Community Enhancement Fee
Please be advised that the Palmetto Dunes Property Owners Association (PDPOA) at their annual meeting on October 14, 2006, voted upon and passed an amendment to the Covenants and Restrictions to adopt a Community Enhancement Fee (CEF). The amendment to the Residential Covenants is recorded in deed book 2463 on page 1637 and the amendment to the Multi Family Covenants is recorded in deed book 2463 on page 1631. This fee will become effective on January 1, 2007.
The CEF amendment will allow the PDPOA to collect from the purchaser a fee of up to ½ of 1% (.005) of the sale price of any property within Palmetto Dunes. Please note this does not include Leamington or Shelter Cove.
The Board has initially set this fee at 1/4 of 1% (.0025) of the sales price for calendar year 2007. This fee must be collected at the closing of the property. If the CEF is not paid at the closing of the sale of a Palmetto Dunes home, lot or condominium, the uncollected fee will become a lien against the property and could eventually be collected through legal action. It should be on the closing statement as a charge to the buyer. The fee and a copy of the closing statement should then be forwarded to PDPOA at our address.
The new fee is applicable to all property transfers that close on or after January 1, 2007. If you have any questions, please contact Robert W. Sharp.

After eating dinner last night, we took a ride up North Forest beach. The Christmas lights on Dove Street are really a treat! The homeowners have been able to continue this festive tradition year after year. If you are out after dark don't miss it. There is usually a "Deep Well" donation box left outside for non-perishable goods.

Beaufort County helped bank 605 acres for preservation this week when the County Council signed off on four land purchases.
Most of the land is south of the Broad River and was purchased in cooperation with other governments. Altogether the land cost $7.98 million, with the county spending $3.8 million.
One of those deals -- the purchase of the development rights to the Ulmer property -- was paid for with a $50 million bond issuance voters approved earlier this month for land preservation.

Yesterday was an absolutely beautiful day. The weather was warm and dry. It was the perfect day for Polo! Rose Hill Plantation hosts Polo Matches every April and November. Hundreds to people meander around the Polo field socializing from one tent to another. Tail gating begins at Noon and the match begins at 2:00. It is a great event to enjoy with the entire family. I highly recommend it. Mark your calendar for next year!
Three of Beaufort County's four high schools showed an increase in the percentage of students passing exit exams in math and English on the first try. The exception was Hilton Head High School, which went from having the highest percentage of first-time passing students last year to the lowest percentage this year.
